If the property isn’t available online—or if it’s an occupied home—we’ll schedule a home staging consultation, also known as a Design Visit, often within just a few hours of receiving your inquiry.
During this visit, our design team walks through the home, takes measurements, photographs the spaces being considered for staging, and discusses your goals. If you’re unsure where to begin, we’re happy to make professional recommendations based on our experience preparing homes for today’s buyers.

Creating a Customized Staging Plan
No two homes are alike, which means no two staging plans are either.
Although our designers share a cohesive design philosophy, every project is tailored specifically to the property. We consider factors such as:

We’re also flexible throughout the process.
Sometimes a piece that looks perfect in a mood board doesn’t quite work once it’s in the home. Rather than forcing it, we often bring alternate furniture and décor so our designers can make adjustments on-site if needed.
That flexibility allows us to make thoughtful decisions that simply can’t be made from a floor plan alone.
Installation Day
By installation day, the planning is already complete.
Our designers know the room dimensions, furniture layout, artwork selections, and finishing details before arriving on-site. The focus shifts from planning to transforming the space.
To ensure both safety and efficiency, we ask that homeowners and agents vacate the property while the installation is in progress. Moving large furniture and décor throughout the home requires a safe working environment, but just as importantly, it gives our designers the freedom to fully execute the staging plan without interruptions.
Because we stage to sell, every furniture placement, sightline, and styling decision is made with the future buyer in mind. Having the home to ourselves allows our team to make objective design decisions that best showcase the property to the largest pool of buyers possible.
Our team typically arrives between 10:30 AM and 12:00 NN and spends the day arranging furniture, hanging artwork, styling décor, and defining each room’s purpose.
Although the majority of the installation is completed the same day, we generally tell clients that the staging will be fully complete after 2:00 PM the following day. This allows time for our designers to step back, evaluate the overall presentation, make any last-minute swaps, and add finishing touches that elevate the final result.
Those small refinements often make a meaningful difference in how the home photographs and how buyers experience the space.
Getting Your Home Market Ready
Before we consider a project complete, our team performs one final walkthrough.
We’ll evaluate each room to determine whether any finishing touches or furniture adjustments are needed. If everything looks exactly as intended, we notify the client that the staging is complete and ready for professional photography.
If additional refinements are needed, we’ll communicate those clearly, explain the remaining steps, and provide an updated completion timeline.
Throughout the entire process, communication remains a priority. From scheduling confirmations and Design Visit appointments to installation updates and stage completion notifications, we keep our clients informed every step of the way.
