Old Austin Charm, New Buyer Appeal: Staging a Clarksville Corner Unit

Escorial Condominiums sits in the heart of Clarksville, one of Austin’s oldest and most walkable neighborhoods, where tree-lined streets and low-rise buildings have held onto a character most new development in the city has left behind. This corner unit at 1506 W 13th St #1 is a good example of why buyers still seek out this pocket of town.

When we walked the unit for the first time, natural light was the first thing we noticed. As a corner unit, it pulls light in from two sides. So we staged the space to let that light lead, keeping the living and dining area open to highlight the size of the space. We kept the palette soft and layered in warm textures so the home’s original details, like the crown molding and the gas fireplace, could stand out rather than compete with the furniture.

The result is a home that reads as open, bright, and lived-in rather than staged. It’s a version of Escorial that highlights exactly why this building, and this neighborhood, keep drawing buyers who want charm without giving up space or light.
